The renovation and extension project for an existing office building in Camden, London, aims to transform the space into a sophisticated complex featuring 10 high-end apartment units, offices, studios, a gym, swimming pool, and ancillary spaces.

Camden, once an industrial area, has evolved into a sought-after location for real estate as central London has expanded. Currently ranking as the fourth most expensive London borough for property purchases, with an average house price of £900,000 and some properties reaching £25 million, the borough presents a lucrative investment opportunity.

The client is committed to diversifying their property portfolio, acquiring various types of properties, including office buildings. The objective is to undergo a change of use, transforming these structures into a redevelopment complex for high-end residential units. These units are expected to have asking prices ranging from £3,000,000 to £7,000,000.

The proposed project involves retaining the existing building while incorporating three additional floors and rear extensions. Each new floor adopts a distinct architectural style. The fifth floor replicates the industrial Victorian aesthetic of the original building, using matching bricks and wooden casement windows to establish a harmonious relationship and minimise the visual impact of the top floors.

The upper floors, designed with a contemporary flair, feature glazed steel curtain walls to maximise natural light and visual aesthetics. The setback of the extension on these levels is strategically implemented to minimise the visual impact at street level, ensuring the intervention blends discreetly with the immediate surroundings. The overall design aims to create a cohesive and visually appealing complex that seamlessly integrates with the evolving character of Camden.
