The Hanger Lane proposal entails a 726-bed student accommodation with an educational component, situated within the Hanger Lane gyratory at the junction of the A40 and A406 (North Circular Road) in North Ealing.

Despite facing significant challenges such as inadequate accessibility, heightened security concerns, and a deteriorating landscape context, the proposed development aims to contribute to the regeneration of the entire Hanger Lane area, serving as a vital gateway to Park Royal and central London. The distinctive tower, spanning 29 levels for student accommodation and class/study rooms. Additionally, a five-level podium features the main entrance and reception hall on the ground floor, classrooms on the upper basement level, coffee shop and gym facilities on the ground and lower basement levels.
